Kirkliston becoming a new-build property hotspot for families

Over 600 new homes in Scotland are under construction in Kirkliston, situated in the countryside on the outskirts of Edinburgh. The handy location, which is also close to West Lothian and Fife, offers a semi-rural setting yet the hustle and bustle of the city centre is only around 20 minutes away. Most of these new properties in the historical village are family homes and the schools in the area enjoy excellent reputations. A leisure centre offering a variety of classes and facilities is also popular with families in the area. Other local amenities include a small supermarket, pubs, eateries, library and health centre. The Beeches is a Barratt Homes scheme that has something to suit families with budgets of almost any size. Prices start from £173,995 for the three-bedroom mid-terraced ‘Coupar' house type with a spacious living room, a kitchen/dining area with French doors to the rear garden and a private parking space. The ‘Mull' house type is a five-bedroom detached villa priced from £364,995 and boasting a lounge, dining room, breakfasting kitchen, en suites to two of the bedrooms and a detached double garage.

Charles Church's Pentland View development boasts a choice of four- or five-bedroom detached family villas, with four house styles still available. The last remaining ‘Maitland' house type is priced at £299,000 and the housebuilder is currently offering a stamp duty discount of £8,970 as well as free carpets. The four-bedroom property includes a lounge, open-plan kitchen and dining room, single garage, en suite to the main bedroom and a Jack & Jill en suite to two further bedrooms. The ‘Langholm' costs £412,000 and comprises a lounge, dining room, family room, kitchen, utility room, cloakroom, integral garage, family bathroom and five bedrooms, two with en suite facilities.

A wide variety of homes can be found at Walker Group's Hazelbrooke development with two-, three-, four- and five-bedroom properties on the market. A total of 12 semi-detached and detached house types are available and prices range from £165,000 to £410,000. The houses for sale here have been designed to be environmentally sound and incorporate an assortment of energy-saving devices, such as solar panels in many of the properties. Other benefits, depending on the house type, include dressing areas, en suites, family rooms and garages.

The Willows is a collection of three-bedroom townhouses and terraced properties as well as four- and five-bedroom detached family homes due to be launched later this year. Prices at the David Wilson Homes development range from £210,000 to £423,000 and buyers can take advantage of a selection of offers including a part exchange scheme. It is expected that the first phase of homes will be released onto the market in autumn 2012 and on completion the development will boast a total of 30 new properties in a choice of five different styles.
