Award-winning developer Berkeley Homes, crowned Best Large Housebuilder at the What House? Awards 2011 in November last year, is celebrating more success at its huge Kidbrooke Village development in south-east London, as Greenwich Council approved its plans for Phases 3 and 4 of the landmark regeneration scheme.
The developer is working on the former GLC estate to replace the 1,900 old homes with around 4,800 new homes and new affordable homes. Work started in 2009 and the first residents moved the initial phase of homes available on a shared ownership basis in Summer 2010, and Phase 1 is due for completion next year. Homes on the open market are currently for sale in the City Point phase, with great views across neighbouring Sutcliffe Park, from £305,000 for a smart two-bedroom apartment, with first-time buyers, upgrading homeowners and investors all showing keen interest even at this early stage of the project.
In the mean time, work has started on Phase 2A, a collection of 115 affordable new homes (as with Phase 1, in conjunction with Southern Housing) to re-house many of the former residents of the estate, as well as newcomers, under an affordable rent or intermediate rent arrangement. This phase is due to be completed this Spring. Phase 2 will see 170 new homes created for "senior living", aimed at retirees, along with 425 other new properties. Berkeley Homes will start marketing this phase in September 2012, with completion planned for Spring 2013.
The latest decision by the Council together with three similar applications approved in December 2011, have given the green light for the most ambitious phases yet. Phase 3 will be known as Kidbrooke Village Centre and will provide 983 new homes (616 private homes, 367 affordable homes), a new central square, a new transport hub built around the existing Kidbrooke station and more than 170,000 sq ft of retail, commercial and community space, including a supermarket, hotel and healthcare facilities. A temporary youth space will be opening in May 2012. Phase 4 has just been given outline approval for 1,260 new homes, with detailed approval for 374 of them.
