If you are looking for a flat or house for sale in Hackney then our guide to buying property, house prices and the local area should help you make an informed property decision. Our guide covers the following main areas:
Overview of Hackney
The Hackney property market covers the following areas:
Hackney boasts some of London’s most affluent residents. Beautiful Georgian properties nestle side-by-side with luxury loft apartments. However, the borough is also one of the most deprived in London. Many of Hackney’s residens have moved away as their prospects and salaries have increased. To encourage residents back to the borough, a regeneration plan is currently underway.
Elsewhere in Hackney, Victorian villas can be found in Stoke Newington, which also has the desired N1 postcode. The borough was once notorious for its social housing. Now, many of the council estates have deen refurbished and the high-rise tower blocks that once littered the skyline have also been demolished and replaced with modern buildings.

Cheap areas to find flats and houses for sale in Hackney
Cheap areas to buy flats and houses are Dalston, Clapton and Hackney Marshes.
Up and coming areas to buy flats and houses in Hackney
The Olympic bid has thrust Hackney Marshes into the spotlight as the hotspot of the borough. Property prices are cheaper than in other areas. This is largely due to the lack of underground access in the area. The planned extension to the East London line should change this and buyers have begun flocking to the area. Dalston has recently undergone some regeneration, with more plans in the pipeline. It looks set to be the next rising star of the borough.
Major roads = A10 and A105
London Fields and Hackney Downs offer rail services into Liverpool Street while Hackney Central and Hackney Wick offer services on the north London line, which terminates at Richmond. Stratford is the nearest Docklands Light Railway station and also offers access to the Jubilee line.
Alternatively, residents can make use of the bus services running throughout the borough, linking Hackney to other areas of London.
In the pipeline: Although there is no tube in the borough yet, the East London line extension will see the current Shoreditch station closed and new stations to be opened on Shoreditch High Street as well as at Hoxton, Haggerston and Dalston. National rail also links Hackney Wick to Stratford. Plans to join Stratford with the Channel Tunnel Rail Link are already underway, providing access to Europe on the doorstep of the borough
