    LOCATION
    Wellington is a highly favoured village situated about 5 miles North of the Cathedral city of Hereford.     SITE LAYOUT

    PLANNING PERMISSIONS
    Detailed Planning Permission (DCCW2007/2277/F) was granted on 7 September 2007 for the erection of 2 dwelling houses and associated garages, subject to conditions. The plans show each house to comprise:

    On the Ground Floor - reception hall, cloakroom, living room with fireplace, dining room, breakfast kitchen and utility room.

    On the First Floor - landing with airing cupboard, 3 bedrooms(one en suite) 4th bedroom /study and family bathroom.

    Outside: gardens and double detached garage.

    CONDITIONS
    1. Within 60 days of completion of the purchase and before commencement of other construction works, the buyer will be required to:

    ??? erect a complete boundary fence around the plot(s) to a specification approved by the seller.

    ??? create a new vehicular access to the property in accordance with the planning permission and a specification prepared by the seller's surveyor, and to allow ready access along the shared footpath and roadway at all times.

    2. The buyer will be responsible for future maintenance of the boundaries on the north, south and eastern sides of the plot(s).

    3. The buyer will be required to safeguard any service installations which pass across the property.

    4. The buyer will be required to connect the services for the plot(s) direct from the adopted road and not from the private roadway.

    5. There will be a restrictive covenant requiring the buyer to develop the plot(s) in accordance with the planning permission. Variations will only be permitted subject to receipt of written approval from the sellers.

    6. The property will be used for residential purposes only.

    7. The buyer will be required from time to time to make a reasonable contribution towards the upkeep of the private road for its length along the frontage of the plot(s).

    8. The buyer will be required to give an undertaking not to park or allow any visitors to the property or contractors to park on the private road.

    9. The buyer will be required to agree that no building works will be allowed on the site outside of the hours of 8.00am to 6.00pm, Monday to Saturday inclusive and to covenant not to allow any future use of the plots to interfere with the continuing use of the adjacent property as a Chapel.
