Barratt Homes, Pebble Beach, Bracklesham Bay, West Sussex
Pebble Beach is an attractive development offering energy efficient homes near the seaside.
It is well located, being a stone’s throw from Bracklesham Bay, with its pebble beach (clearly the namesake) and clean water. An area of designated outstanding natural beauty, Bracklesham Bay sits between Chichester Harbour and the seaside town of Selsey.
Chichester – which is seven miles from Pebble Beach – was ranked as one of the top-three places to live in England. The city’s harbour offers excellent sailing and watersports, and the nature reserves at nearby Pagham Harbour are teeming with birds and wildlife.
Other nearby attractions include the beautiful South Downs, and the Goodwood estate, famous for its Festival of Speed. Witterings beach, with its soft sand and excellent climate for kite and windsurfing, is a ten-minute walk away.
Houses of colour

Comprising just 60 properties, Pebble Beach is a small development of two, three and four-bedroom houses.
There are refreshing splashes of exterior colour on the houses here - some have a pretty, sky blue render, and the Aberdeen house type is partially clad in cream weatherboards. In addition, some houses have pitched, tiled canopies over the front door and bay window.
As for interiors, the Aberdeen’s ‘coach house’ layout is particularly interesting. All of the living space is arranged over the first floor, with the ground floor accommodating the garage and an access tunnel. And, in place of the usual en-suite, the master bedroom boasts a useful dressing area.
Green credentials
All houses are energy efficient, with good roof and wall insulation, managed-source timber, and water-saving features. These include water butts, split-flush toilet cisterns, aerated taps and efficient showers.
Also installed in each house are low-energy lights and high-efficiency boilers, and outside there are rotary clothes driers and bicycle storage.
A biodiversity plan is in place to plant native trees and flowers, and Barratt is helping to preserve one of the last natural habitats in Sussex for water voles with improved surface-water drainage ditches.
Prices start at £188,995 for two-bedroom houses, £239,995 for three-bedrooms, and £313,995 for four bedrooms.
